Tucked away in the picturesque countryside overlooking the historic Jurassic Coast, Ladram Bay is a Devon seaside holiday park.

Ladram Bay Holiday Park needed further storage and maintenance areas within their site therefore a new building was built to facilitate this. In order to be sympathetic to the surrounding countryside it was vital a solution be used that helps blend the building into the landscape. 605m2 of Alumasc’s Semi Intensive Blackdown Green Roof was utilised to achieve this.

Ladram Bay Green Roof Installation

The Semi-intensive product utilises a series of wildflowers, hardy succulents, grasses and herb species which was ideal to help mix in with the existing hillsides and landscape. The system had to also be installed on box profile metal sheeting and through close liaison with Blackdown’s technical team and taking into consideration various factors such as weight and future maintenance methods this was achieved.

St Clare’s School in Derby required a roof refurbishment to tackle the existing problems with their current roofing system. The existing roof showed signs of general aging and did not include thermal insulation, also the out-dated fragile rooflights needed upgrading.

St Clare’s needed a flame-free solution that provided minimal disruption to learning hours but also provide a highly durable system that would provide long lasting results and improve the thermal efficiency of the building.

Caltech Cold Applied Liquid Roofing System St Clare's School

A full 1,400m2 warm roof solution was installed to vastly improve the overall U-value of the building along with new Alumasc over-sleeve rooflight units, replacing the old Georgian wire rooflights thus providing the school with a bright internal outlook. U-values were also improved further due to the rooflights multi-skin UPVC design. This roofing system consisted of Alumasc PIR Insulation, Euroroof Self Adhesive Preparation Layer and finally, the Caltech UV Base Coat and Top Coat – providing the ideal solution, tackling the various, complex detailing with this project.

The roof construction is a “Clasp” type construction; popular throughout the 60’s in educational buildings.
The “cranked” construction presents limitations in terms of drainage therefore large areas of ponding water were also located during the initial survey. The Alumasc engineered solution worked with the existing design falls, Alumasc redesigned the gutter details to provide effective drainage to the main field area with specific locations of cut to falls insulation to overcome localised deflection & back fall.

Following installation, the building now achieves a u-value of 0.18 W/m2K as outlined in current Part L2B Building Regulations. Alumasc Hoppers, GX Gutters and Roof-Pro ProDrain products were also installed to improve the flow of water from the roof and work in synergy with the new tapered roof scheme.
The project demonstrates a fully engineered solution; enhancing the inherent design fall to provide a cost effective long term solution.

Caltech UV has an extended life cycle due to its enhanced UV resistance and is highly adapted to cope well when exposed to sunlight thus avoiding UV Degradation. Caltech UV cures to form a seamless, durable and weather-resistant waterproofing solution. For added peace of mind the St Clare’s School was also issued with an Alumasc 20-year warranty.

LHC is a leading provider of free-to-use framework agreements used by local authorities, social landlords and other public sector bodies to procure works, products and services for the construction, refurbishment and maintenance of social housing and public buildings.

LHC Flat Roofing Government FrameworkDuring the application process 16 flat roof suppliers expressed an interest in becoming an appointed supplier to the LHC. Following the selection process, 5 suppliers were appointed to the framework with Alumasc scoring highest amongst them. Key areas that the LHC were looking for was quality of product, costs effectiveness, reliability, along with evidence of social responsibility, sustainability, compliance with legislation, quality management, equal opportunities and diversity, health and safety and financial stability. Alumasc also had to back this up with case studies covering all geographical regions.

Why should Public Sector Organisations use the LHC Procurement Framework?

During the public sector product selection process, public sector organisations must utilise systems and products that are fully compliant with current Government specifications. When selecting these products for their project it can be a long and time-consuming process for all involved, it would include deep research into products, whether they meet all the compulsory standards and at the same time ensuring a high-quality product that is within their budget is utilised with the highest standards of aftercare and warranties.

Following meticulous review by the LHC, Alumasc ranked as the top manufacturer for price, quality and value for money for Local Authorities, social landlords and other public sector organisations throughout England and Scotland (SPA) and top supplier for price and value for money for Wales (WPA). The use of the framework also provides the client with a highly competitive rate from the supplier. The use of this framework provides key decision makers within the Local Authority during the specification process with a quick way of sourcing a cost-effective, fully compliant flat roof supplier. Only the use of LHC approved suppliers will give public sector bodies this luxury. Annual project rebates are also available to those public sector bodies that register with the LHC as a member.

Richard Wilby, LHC Technical Manager said:

“Congratulations to Alumasc on being the top-ranked flat roofing supplier for England, Wales and Scotland through a rigorous framework tender exercise. The weighting of LHC’s Flat Roofing Framework (FR2) encompassed a tough ‘Quality’ criteria, including an emphasis on ‘Social Standing’ and ‘Price’, to which Alumasc completed a very competitive and well thought out tender return. The LHC FR2 framework will run from May 2017, through to April 2021 and LHC is left in no doubt that the framework is serviced by the best companies for supply and install throughout the country”.

River Clyde Homes is the first organisation to procure through SPA’s new Flat Roofing framework. The Housing Association awarded the £1,000,000 project to manufacturers Alumasc Roofing Systems and Graham Roofing (Scotland) who will install the new Caltech Waterproofing System.

LHC Flat Roofing Government Procurement

River Clyde Homes, based in Greenock, West Scotland, provide affordable rented accommodation to around 6,000 tenants. The project will see removal of the original roofing of three high-rise blocks in the Broomhill area of the town. The original felt roof covering on the blocks will be replaced with a newly insulated Caltech waterproofing system.

The OJEU compliant Flat Roofing framework met River Clyde Homes’ requirements and provided a clear and transparent procurement process. It also offered a cost-effective and long-term solution to roof deterioration, potential damage to external wall systems and water ingress on the flat roof areas.

River Clyde Home’s Senior Programme Officer, Brian Hughes, described SPA and the tender process as ‘robust, reliable and diligent in the assessment of quality and cost with positive outcomes in terms of the collaborative approach and support of SPA.’

LHC Flat Roofing Government FrameworkThe flat roofing project is due to complete in December 2017. The new roof covering will provide much-needed insulation and will increase the ‘U-value’ of the three high-rise blocks. This will assist in the reduction of heat loss, therefore, decreasing fuel bills for the residents in the future.

The Safe2Torch campaign will directly affect at least 50% of all the flat roofs installed in the UK.

NFRC Safe 2 Torch Campaign

Safe2Torch Guidance DocumentsKevin Taylor, Head of Technical Services at NFRC says: “Roof fires caused by gas torches, no matter how minor, pose a serious threat to life, property, the image of the industry and possibly even the long-term future of torch-on as an accepted method of covering a roof. NFRC believe that by working together, fires of this nature can be prevented, which is why we have launched our Safe2Torch campaign.”

The Safe2Torch campaign is designed to support specification writers to comply with the Construction Design and Management Regulations 2015.

The CDM regulations state that ‘The person who selects products for use in construction is a designer and must take account of health and safety issues arising from their use. If a product is purpose-built, the person who prepares the specification is a designer and so are manufacturers, if they develop a detailed design.

The guidance includes an illustrated document which is free to download and includes an updated safe specification checklist. This checklist will form the basis of an electronic surveying app, which the NFRC will be launching. Users will be able to upload photos and notes via a smartphone or tablet, with a webcast setting out the main points of Safe2Torch for those conducting the surveys as well as tips on how to use the surveying app.

The Safe2Torch guidance also covers the reduction of fire risks in general, including drying out decks and hot works permits etc.

Hydrotech LogoWhen it comes to large-scale new build projects it is essential that the choice of structural waterproofing is of the highest standard and installed with the greatest of expertise and on-site support to ensure the longevity and risk-free future of the building.

There are various ways in which the waterproofing can be installed in order to provide long-term peace of mind. Hydrotech is the premier hot melt system for high performance green roofs, podiums and highly detailed waterproofing schemes and has been used world-wide for over 50 years, with an astonishing record of zero product failures.

Elephant and Castle, London

Alumasc provide full bespoke design collateral and documentation based around your project and provide a full understanding and solution to any potential areas that need specific attention such as deck deflection and drainage issues, after all, every project is different. Working with our comprehensive technical team during this process ensures that all areas are covered – this is The Alumasc Promise.

What is the Alumasc Promise Service Offer?

Only fully carded, Hydrotech Registered Contractors install our hot melt systems and receive full training under controlled Alumasc training facilities.

Alumasc’s team of site technicians will support you through your project by regularly visiting and inspecting site to ensure all work(s) are carried out to the highest standards. On completion of installation and testing we issue a detailed handover package as proof we have delivered on our Promise. This package includes the project specification, test data, site reports and maintenance schedules. This also includes a full Alumasc backed warranty covering aspects such as product, workmanship and design – giving you full peace of mind, we also return to site every 5 years to inspect and report on the completed area.

What if a failure occurs with no warranty or insurance backed guarantee?

Kew Bridge, London

In many cases designers and contractors can be under increasing budget pressure therefore structures may end up with basic commodity systems that are not installed to adequate standards or backed up with the various ongoing support and warranties.

This is a high-risk approach as the integrity of the structure can be put under increasing pressure if the structure is not soundly waterproofed, resulting in highly costly repairs and processes in the long term.

Mark Golder – Alumasc Roofing Systems Commercial Director: “Taking care to assess and select a complete package tailored to your project allows you to be safe in the knowledge that your investment will be paid many times over”

If the structural waterproofing is not installed to a high quality some of the potential risks that can occur include interior superficial damage and staining/mould, possibly affecting services such as lighting.

Dependent on the level of water entry, repair costs could be high if there is consequential damage. The cost of exposing the membrane would be significant as inverted systems are always buried under a hard or soft landscaped area.

DRONE FOOTAGE: Hydrotech Structural Waterproofing Installation at the Scottish Centre for Regenerative Medicine (SCRM)

As well as the added cost of recover and repair, the damage can also make the space below temporarily unusable or damp, for example, an office building, hospital or inhabited area – this would prove to be even more costly to the installer.

Again, the quality of workmanship will prevent these issues, however the use of Alumasc’s registered operatives will also provide warranties of up to 35 years for added peace of mind. This will also include repair cover if for any reason a system was to fail. It is due to the high levels of training all Hydrotech operatives receive which has helped Hydrotech achieve the incredible zero failures in 50 years record – along with the quality of the product itself.

Quote from St James Homes London: “St James have been incorporating Alumasc’s Hydrotech system since 2009 and from this time St James are not aware of a single roofing issue relating to system failure in material or contractor labour. The level of service that Alumasc Roofing Systems provides in design, system installation and after service has proved to offer significant savings to our business in reduction of dilapidation costs. Thus, Alumasc demonstrate that whilst the Hydrotech system is not the cheapest, it does provide significant long term value”

The Promise from Alumasc

Promise is a service offer that guarantees the integrity of your roof prior to, during and after installation and is designed to safeguard you against the most common pitfalls. It gives you the security of expert installers, continual on-site supervision, professional testing and comprehensive, post-installation support.

As mentioned above, our clients find that our Alumasc Promise package provides peace of mind for the future along with an unrivalled track record of zero product failures in over 50 years – so why consider anything else?

Mark Golder Alumasc Roofing Systems

Over the years Hydrotech has been utilised on various large scale projects ranging from Canary Wharf back in 1998 and the Cheese Grater in 2014 through to the more recent/current major residential and business district developments within Nine Elms on the South Bank of the Thames, London.

“Our Promise provides Clients, Developers and Contractors with complete confidence and long-term peace of mind in the Roofing system specified on their project”

A new Alumasc VAEPLAN single ply roofing membrane provides an effective, long-lasting roofing solution at Oyster Wharf, Mumbles, a stunning restaurant, retail and spa/gym development designed to transform and revitalise this prominent waterfront site at one of Wales’ most famous seaside destinations with the work being carried out by main contractors TRJ.

VAEPLAN Single Ply Roofing Membrane, Mumbles Swansea Bay

A full Alumasc warm roof system, with VAEPLAN’S proven durability qualities, makes it resistant to the Swansea Bay sea air – a key factor in the system’s selection.

VAEPLAN Single Ply Roofing Membrane Drone FootageOnce the area/deck space had been cleaned and primed, using Alumasc Primer, Alumasc’s South Wales-based registered contractor, Span Roofing Contractors Ltd, installed the vapour barriers and PIR Insulation. They then rolled the VAEPLAN single ply roofing membrane over the insulation boards, flush with any upstands.

The membrane was mechanically fixed within the heat welded overlaps to provide added strength to the weld and increase resistance against the higher wind loads this coastal building will experience.

Area Technical Manager Richard Powell says:

“A combination of the high levels of workmanship from both TRJ and Span along with product quality have provided Oyster Wharf with a reliable, durable and long lasting roofing solution”
