Project Overview
Castello Court is a residential high-rise development in Newport, South Wales. The existing roofing system had failed due to numerous issues, and was in need of refurbishment. The project represented an opportunity for Alumasc Roofing to collaborate with a new Housing Association client, working closely to gain an understanding of their requirements, work flows and operational preferences. The installing contractor, Nautilus Roofing and Exteriors of Pontyclun, brought the benefit of their experience, having completed many previous projects using a range of Alumasc Roofing systems.
Client Brief
The client sought a system comparable to the existing roofing, which would be a similar colour whilst excelling in terms of performance. The new system also had to be suitable for overlaying onto the existing system, and offer the added long-term assurance of a comprehensive warranty.
Solution
In total, 1300m2 of Alkorplan Fleece-Backed Membrane from Alumasc Roofing was installed by Nautilus Roofing and Exteriors, over the existing system. Alkorplan comprises a multi-layered thermoplastic roofing membrane reinforced with a glass fleece. It has a proven track record exceeding four decades, and is subject to the highest levels of certification and testing. The system is adhered using a compatible cold applied adhesive, and it is particularly adaptable to refurbishment roofing projects where overlaying of an existing waterproofing system is required.
Alkorplan is BBA certified and achieves a fire classification rating of Broof(t4) in accordance with BS EN 13501-5. It was supplied with a 20-year warranty, ensuring complete peace of mind for the client, and continual performance and durability for the remaining service life of the roof.
Attention to Detail
Prior to work starting, the Alumasc Roofing technical team undertook a thorough inspection of the existing waterproofing system at Castello Court, and ascertained that it was in a suitable condition for overlaying. There was evidence of historic water ingress, and missing grates were in need of replacement, but existing falls were found to be working sufficiently. Outlets were inspected thoroughly for blockages, and water tested to ensure free drainage. Increased thickness of the system build-up required the extension of soil and vent pipes in order to achieve a 150mm upstand above the finished roof level. Finally, the existing capping was temporarily removed, allowing the new system to encapsulate the parapet.
The client was updated with progress at every step via detailed site visit reports; another element of Alumasc’s unrivalled technical support, which was essential in cementing trust and peace of mind for the client, as they embarked on their first project with Alumasc.
